Do you water test the roof to find source of roof leak?

Our first job is to find the source of the roof leak and repair it. We’ll only water test if necessary to find the roof leak.

How is roof repair service work charged?

During normal working hours (7am-4pm), you are invoiced at a time and material rate of $75/hour (and a $75 trip charge). Two service technicians are sent per call. After hours, weekends, and holidays invoiced at time and material of rate of $145/hour and $75 trip charge. We’re available for roof repair work 24/7/365.

Do you offer emergency roof repair services?

How is roof repair work documented and communicated?

Upon completion of service work you will receive login credentials to customer portal access to view invoice, before and after pictures of work completed with GPS roof location of repairs. Recommendations for next steps if required.

What is your roof repair process?

We search for the source of the leak from within the building first, taking measurements and photos, noting the nature of the leak, and the intensity/frequency. When on the roof, we interpret the data collected from within the building to determine the source of the leak. Common repair areas include flashing details, tie-in details, drains, edge details, seams, and punctures.

Is there a warranty for service work?

No warranty is available for repair work due to the age and condition of the current roof, unless the roof is currently under a manufacturer's warranty.

Replacement

Should I repair or replace my roof?

Repairing the roof is optimal when it fulfills the desired outcome of keeping your facility dry, while buying time to postpone full roof replacement. Roof replacement may be the correct course of action if operational specifics, such as moisture tolerance, adverse health conditions, and the value of building content, require a long-term approach for your facility. Again, if your warranty is expired, wear and tear is evident, and you do not have any current leaks (and you want to keep it that way) without any surprises beyond a 6-12 month period, then consider replacement options.

What type of manufacture warranties are available?

Manufacturers' warranties typically start at 15 years, with 20- and 30-year options available. Craftmanship, quality of materials used, ongoing care of roof, and prompt repairs when issues arise, will ensure you maximize the service life of your roof per warranty terms. With proper care, there is a high probability of extending your roof's service life by 5 years beyond the warranty period.

How long do commercial roofs last?

Flat roofs typically come with a manufacture warranty at time of installation for either 15 to 20 years.

What other components or product should I consider when installing a new roof?

When replacing a roof consider updating components, such as HVAC systems, roof hatch, skylights, gutter systems, safety equipment or adding roof safety equipment (eg, ladder or fall protection tie off points). When installing a 20-year roof system, ensure water tightness of all components.

What is the best commercial roofing material?

How often should I inspect my new commercial roof?

As a best practice, inspect your roof twice a year, Spring/Fall. Look for anything out of the ordinary, vandalism, trash, roof top equipment components, etc. Moser Roofing offers complimentary first- and second-year roof installation anniversary inspections for each roof installed.

How much does it cost to replace a flat roof?

Cost driver considerations: building access, height, building region, total square feet of project, type and quantity of roof curbs and flashing details, roof tie in details, drainage details, roof insulation and coverboard options, tapered insulation requirements. Is it a tear off, roof over or skin of roof. Using a reputable contractor, etc. There are many factors to consider and cost can range from $4.50 to $10.00+ per square foot.

How does a flat roof drain water?

A flat roof by building code specifies that a low sloping roof must have a minimum slope of 1/4" per linear foot of run. Enhanced roof drain features include tapered ISO insulation, crickets, and diamonds.

What are the signs that my flat roof needs to be replaced?

Start with the age and condition of current roof system. Your roof may need replaced if the warranty has expired and roof repair cost exceeds the short-term benefit of delaying eventual roof replacement.

Can I save money on energy bill with a new roof system?

Yes, installation of a white membrane will achieve a high UV reflectance, decreasing inside temperatures during summer the month and adding insulation will decrease heat loss through the roof deck during the winter months.

What options do I have when considering replacement of my flat roof?

Typically, IBC (International Building Code) allows for three main roofing options: a complete tear off, roof over process, or roof skin. Tear off requires complete removal of roofing system(s) thus exposing the roof deck, replacing insulation (thickness of new insulation depends on building usage and local codes) and installation of water proofing barrier, typically a single-ply membrane. The roof over or roof overlay option is the installation of new roof system on top of the existing roof system. Current IBC allows for up to two layers of roofing on commercial roofs wherein the first roof layer is dry and structurally sound. The third option is referred to as a “skin job.” It involves removing the second layer of existing roofing membrane, installing a separation barrier or coverboard and installing a new membrane and flashing details. The substrate must be structurally sound and dry.

What roof system is solar ready when completed?

White membrane is ideally suited for roof top solar system. Due to its color, it is a cool roof system and will allow the solar system to run more efficiently.

Should I tear off, roof over or skin my roof?

Things to consider: What is your overall objective or desired outcome when your roofing project is complete? Other than a long-term (or short-term) leak-free solution.
  • Are you looking to increase energy efficiency?
  • Do you expect change in how space will be used in the future?
  • How saturated is current roof system from leaks? If so, is water saturation greater than 35% of total roof square footage?
  • Is the roof deck sound?
  • Is there only one layer of roofing existing on roof deck?
  • Will any residual chemical from operation functions make contact with new roof system?
Whichever roof option is pursued these are some of the questions to consider when determining which roofing strategy is best for your facility.

What trust factors do I need to verify before selecting a contractor?

Schedule a qualifying meeting to determine if they are a good fit. Examples for verification: commercial roofing insurance coverage for workers' comp, auto, liability, umbrella amount, additional insured listing, reference list, their level of achievement as a manufacture certified installer, size of roof projects completed, average qualification inspection scores, etc. There are many things to consider when considering roof replacement. Do you quote service work?

We don’t, because it is too costly to mobilize a service team to your location to find the source of the roof leak and then not repair it while there.

What does NTE mean?

Not to exceed (NTE) refers to cap on service expense per service visit by a customer, typically set between $750-$2,500. If the repair cost exceeds this cap, the work must first be approved by the customer.
