In this Project Spotlight, we’re highlighting a commercial roof replacement we completed for an LMS Compassion Place location in Maryland. This project involved a full teardown and replacement of a roof that badly needed to be fully rebuilt by a contractor who would do the job right. Moser was that contractor! Let’s take a look at this project.

Client Background: LMS Compassion Place

LMS Compassion Place is a mission organization that provides food, clothing, and shelter to those in need throughout the Mid-Atlantic. They have 10 locations throughout Maryland and in York, PA, and more than 500 people are provided for each day by the centers operated by their organization. 

We first came into contact with Compassion Place in 2020, and since that time we have completed three separate re-roofs for them, along with several repairs prior to those commercial roof replacement projects. They’ve been thoroughly impressed with our work, and we’re glad to have them as a customer and to contribute in our own way toward their charitable cause.

The Project: A Full Commercial PVC Roof Replacement

On the surface, this was a straightforward project, as Moser Roofing Solutions was called in to fully replace their commercial roof with a brand-new PVC roofing system. PVC is still a popular roofing material for commercial applications, as it is easy to install, quite durable, resistant to chemicals, and naturally white in color, which lends it greater energy efficiency.

For this project, we weren’t just replacing the roofing membrane—we were rebuilding the entire roofing system from top to bottom. This means installing the PVC along with new gutters and downspouts, new drip edge, two-way vents, walk pads, and much more. In other words, we had our work cut out for us!

The Challenges: Years of Bad Roofing 

Before replacing a roof with a whole new roofing system, the existing roof will typically need to be torn off. This isn’t always the case—code in this area dictates that up to two layers of roof can be installed. This means sometimes PVC or other single-ply roofing can be installed directly over the top of an existing roof.

That was not the case here, however. As we completed our inspection of this existing commercial roofing system, our core cuts revealed not two but four layers of roofing on this facility. Not only were these four layers against code—meaning previous roofers had dangerously cut corners—but they were each poorly installed. The additional layers of roofing made tear-off a time-consuming challenge, but in the end it would be well worth it to ensure the new roofing system was structurally sound and expertly built all the way from the bottom up.

The Result: A Brand New PVC Roofing System

With our task laid out for us, the Moser Roofing Solutions team got right to work. Derek Shenk was the project manager for this roof replacement, guiding our team through every stage of the re-roofing process and managing the logistical difficulties we faced with parking, dumpster, and crane access. 

Our team fully tore down each layer of the existing roof to start from scratch. Then we systematically installed a complete PVC roofing system featuring products from Duro-Last, our go-to commercial roofing manufacturer. We carefully planned out drainage for this roof, installing all-new gutters, downspouts, and drip edges to prevent any moisture accumulation on this low-slope roof. 

The end result was a beautiful new PVC roof that will last this Compassion Place location for years to come!
